The 2020 Basic Allowance for Housing (BAH) rates took effect on January 1, 2020. If you’re PCSing to Hawaii in 2020, these will be your rates for housing. If you’re already stationed in Hawaii, your BAH for 2020 will be the higher of your current rate or the new rate.

Update: The 2021 BAH rates take effect on January 1, 2021. GO HERE to see the 2021 rates and their condo and single family home purchase price conversions for Hawaii VA home buying.

According to the Defense Travel Management Office, the 2020 BAH rates are based on the current local median market rent and average household utilities (including electricity, heat, and water/sewer) in each military housing area (MHA); and incorporate a five percent out-of-pocket amount.

What Can Your 2020 BAH Purchase with a VA Loan on Oahu?

As Hawaii’s longest-running VA loan specialized lender focused on military home loans on Oahu and all of the Hawaii Islands, we feel it’s important that you have a general idea of what your 2020 BAH allowance can purchase with a VA loan. Therefore, we created the 2020 BAH to Purchase Price Conversion Matrices for Honolulu County (Oahu). The matrices below detail the VA-approved Condo Purchase Price and Single Family Dwelling (SFD) Purchase Price based on an estimated monthly mortgage payment at a 3.75% interest rate.

Keep in mind that interest rates vary depending on several factors. Your VA Loan Specialist will determine the current interest rate at your purchase time. Also, many factors affect your loan pre-approval amount, such as your debt-to-income ratio (DTI), additional income from a spouse, etc. To find out exactly what purchase price you can afford, get pre-approved! Remember, there is no down payment requirement for VA loans.
